WHY WE DO IT |
As stated in earlier sections, the advantages
of one building method over the next can vary from person to
person, but ultimately it comes down to the needs and flexibility
of the client and also their confidence, or sometimes lack of,
in their own ability to self-manage the project.
Employing a building contractor allows the client to hand over
all aspects of resourcing and managing the build process for
a fixed-price contract sum. The downside to this method is that
there is a premium to be paid for this service in the form of
the main contractor's profit margin, usually added to each element
of the build as well as the cost of his overheads for that project.
Also, the reliance on a third-party is far greater and the flexibility
afforded to the client in terms of their own input is certainly
more limited. In addition, any changes to the design during
the build phase are most likely going to result in increases
to the original fixed-price contract sum.
On the other hand, deciding to take the self-build route affords
the client the opportunity of having full participation in the
build, procuring all labour, materials and subcontractors directly,
thereby making significant savings to the overall budget. A
client can expect to make savings of up to 30%
on the cost to build over that of employing a building contractor.
The disadvantage of this option however, is that an inexperienced
or otherwise busy self-builder can, more often than not, lose
all of the potential financial gains due to a lack of building
knowledge, poor delegating skills or inappropriate scheduling,
again resulting in an extended build programme, minimal, if
any cost savings and ultimately increased levels of stress in
the overall process.
